Incoming grad student seeks 1-bedroom/studio in SouthWedge

Dear future neighbor,

I’m a 36-year old student who is moving to Rochester to complete 5-6 years of graduate studies at UR. I’m quiet, responsible, a non-smoker, and I’ll be very busy with my studies, so I hope to find a building that has like-minded tenants (i.e., quiet non-smokers). Ideally, I will find a place where I can stay for the duration of my studies. I have full references.

Below is a list outlining what I hope to find. Please contact me if you might have something I’d be interested in. I'm looking for August 1.

Locations:
1. Southwedge near McLean and Mt. Hope (UR shuttle stop). For example: Sanford, Cypress, or Linden, between South and Mt. Hope; Menlo Place. Will go further afield (e.g. east of South or north to Gregory) for a really great apartment.
2. UR/Strong


Price:
-under $800, including utilities.

Other:
-access to outside, either via a balcony or a ground-level apartment with yard/porch access is essential.
-quiet; I'll be working from home often, and I'm well past my party years. I'm very quiet, and prefer the same.
-Because I like to cook, a hood over the range/stove would be helpful
-non-smoking building, especially if it's a house (ie smoke more likely to travel through building).
